Our client is a leading residential property developer with a proven track record of delivering high-quality housing developments throughout the Munster region. As the business continues to expand its portfolio of large-scale residential projects, they are seeking to appoint an experienced Contracts Manager to join their growing team.

This is an excellent opportunity to join a highly respected developer and take responsibility for overseeing multiple residential construction projects, ensuring they are delivered safely, efficiently, on time, and within budget.

Reporting to senior management, the Contracts Manager will be responsible for the overall management and performance of several residential developments across the Munster region. The successful candidate will provide leadership to site management teams, oversee project delivery programmes, monitor commercial performance, and ensure the highest standards of quality, safety, and compliance are maintained.

This position requires a highly organised and commercially focused construction professional with significant experience managing multiple projects within the residential construction or property development sector.

Key responsibilities include:

• Oversee the successful delivery of multiple residential construction projects from commencement through to completion.
• Manage and support Project Managers, Site Managers, and site-based teams across various developments.
• Ensure projects are delivered safely, on time, within budget, and to the required quality standards.
• Monitor project programmes, progress, resources, and performance across all sites.
• Drive programme adherence and identify risks that could impact project delivery.
• Manage relationships with subcontractors, consultants, utility providers, local authorities, and other key stakeholders.
• Review and monitor project costs, valuations, procurement schedules, and commercial performance.
• Work closely with commercial and finance teams to maximise profitability and control project expenditure.
• Ensure compliance with all contractual obligations, Health & Safety regulations, building regulations, and company procedures.
• Conduct regular site visits and audits to ensure operational excellence across all projects.
• Lead project review meetings and provide regular updates to senior management.
• Support tendering, procurement, and subcontractor selection processes.
• Identify opportunities for continuous improvement across construction operations and project delivery.

Candidate Requirements

• Minimum 8+ years' experience within the construction sector, with at least 5 years' experience in a Contracts Manager, Senior Project Manager, Construction Manager, or similar leadership role.
• Previous experience working within residential construction, housebuilding, or property development is essential.
• Proven track record of successfully managing multiple construction projects simultaneously.
• Relevant third-level qualification in Construction Management, Civil Engineering, Quantity Surveying, Engineering, or a related discipline.
• Strong understanding of construction contracts, project delivery, and commercial management.
• Excellent knowledge of Irish building regulations, Health & Safety legislation, and construction best practices.
• Strong leadership and people management skills with the ability to motivate and develop site teams.
• Excellent communication, negotiation, and stakeholder management abilities.
• Commercially aware with strong budgeting and cost-control experience.
• Proficient in Microsoft Office and construction management software.
• Full clean driving licence is essential.
• Strong organisational and problem-solving skills.
• Must be eligible to work in Ireland.
