Intermediate Quantity Surveyor – Dublin City Centre
Location: Dublin 8
Sector: Large-Scale Residential (Apartments)
Duration: Approx. 2 years remaining on project

About the Role:
Optimize Recruitment, working closely with our client, are seeking an Intermediate Quantity Surveyor for a long-term, city-centre residential development. The project is a high-density apartment scheme being delivered by a strong and well-established main contractor. With approximately two years remaining on-site, this is an excellent opportunity to contribute to a major development and grow within a supportive team.

The successful candidate will be responsible for assisting with full commercial and cost control duties on site, reporting to the Senior QS and Project Manager. You’ll have regular input on subcontractor management, variations, tendering support, and financial reporting across the project lifecycle. 2+ years Irish or UK market experience is highly advantageous.

Responsibilities:

• Liaise with clients, subcontractors, and the project team professionally
• Manage variations and contribute to final account agreements
• Assist with project cost forecasting and budget monitoring
• Attend site meetings and maintain up-to-date reporting
• Handle subcontractor procurement and contract negotiation
• Ensure strong cost documentation and project records
• Track project risks and help implement mitigation strategies
• Contribute to tender preparation and commercial input
• Support cash flow management and monthly CVRs

Requirements:

• 3+ years’ experience with a main contractor (Irish or UK market)
• Degree-qualified in Quantity Surveying or Construction Economics
• Proficient in cost reporting tools and Microsoft Office
• Solid understanding of measurement standards and commercial reporting
• Strong communication and negotiation skills
• Ability to manage time and prioritise tasks on a live project
• Experience with apartment or large residential developments is desirable
