Senior Site Manager – Large-Scale Residential Project
Location: Waterford City
Salary: €75,000 – €85,000 (DOE)
Package: Bonus (c.10%), Travel Allowance, Vehicle, Pension

About the Role

Optimize Recruitment, working closely with our client, are seeking a Senior Site Manager to take the lead on a major residential development comprising over 200+ timber frame units in Waterford City.

You’ll join a reputable Southeast-based developer with a strong track record across housing, commercial, and mixed-use projects, offering long-term career progression and consistent project delivery.

Responsibilities

• Manage daily site operations across multiple housing phases
• Oversee timber frame installation, site infrastructure, and civils
• Coordinate with subcontractors, suppliers, and internal teams
• Lead programme tracking, site meetings, and lookahead reviews
• Ensure safety documentation and procedures are up to date
• Maintain strong quality control and building standards
• Supervise site logistics, deliveries, and scheduling
• Liaise with design team and respond to on-site queries
• Conduct toolbox talks and enforce HSEQ compliance
• Drive progress to align with staged delivery targets

Requirements

• 10+ years’ experience in residential construction site management
• Proven background managing high-volume housing schemes
• Strong understanding of timber frame builds highly desirable
• Track record in supervising civil works, finishes, and handovers
• Excellent communication, organisation, and leadership skills
• Health & safety awareness with a focus on compliance
• Comfortable working within fast-paced programme environments
• Irish or UK market experience highly advantageous
