Finishing Foreperson – Residential Development

About the Role
Optimize Recruitment, working closely with our client a long standing Residential Developer, are seeking an experienced Finishing Foreperson to oversee the final delivery stages of a residential development in Cabinteely, South Dublin. The development comprises over 70 homes — a mix of apartments and houses — with structural works nearing completion and an estimated 1.5 years of work remaining on site.

This role will focus on the finishing phase of the project including internal and external trades, snagging, quality inspections, and day-to-day coordination of subcontractors. This is a great opportunity to join a well-established contractor, with further projects upcoming after the completion here.

Responsibilities

• Supervise all finishing trades across houses and apartment blocks
• Coordinate subcontractors to ensure timely and high-quality delivery
• Inspect works to ensure compliance with project specifications
• Drive snagging lists and ensure prompt resolution of issues
• Collaborate with site management and design team on daily progress
• Enforce high standards of health & safety and site cleanliness
• Liaise with suppliers to ensure timely material deliveries
• Track progress against programme and flag delays or issues
• Participate in handover preparations and client walk-throughs
• Maintain site records, including quality assurance documentation

Requirements

• Minimum 5 years’ experience in a Finishing Foreperson/Site Supervisor role
• Strong background in residential builds – houses and/or apartments
• Third-level qualification in construction or related trade background
• Excellent knowledge of finishing standards and construction details
• Strong communication and leadership skills essential
• Ability to manage multiple trades concurrently across different zones
• Proven track record in delivering quality homes on time
• Full Irish driver’s licence required
• Irish or UK construction experience highly advantageous
