Quantity Surveyor – Residential Development

Location: Naas, Co. Kildare (Fully Site-Based)
Salary: €50,000 - €60,000+ (DOE)

Reporting To: Senior QS / Commercial Manager

Optimize Recruitment is seeking a Quantity Surveyor to join a well-established developer and contractor delivering high-quality residential and public sector projects. This role is site-based in Naas, working on a large-scale residential SHD development valued at over €30 million. The project includes approximately 120 apartments and duplexes, with additional housing units planned in later phases. With construction already underway, this long-term development offers strong career progression and stability.

The Role

The successful candidate will be responsible for managing project costs, procurement, and commercial reporting while working closely with project teams to ensure financial efficiency and contract compliance.

Key Responsibilities:

• Managing project cost control and financial reporting for a large-scale publicly funded residential project.
• Preparing BOQs, valuations, and cost reports for housing and apartment developments.
• Overseeing procurement processes, including subcontractor agreements.
• Conducting financial forecasting and contract administration.
• Identifying cost-saving opportunities and managing project budgets efficiently.
• Liaising with clients, subcontractors, and suppliers to ensure cost and contract compliance.

Requirements:

• 2+ years of Quantity Surveying experience, ideally within residential or public sector construction.
• Experience working in Ireland/UK is highly advantageous.
• Strong knowledge of cost management, procurement, and contract administration.
• Proficiency in Microsoft Office, Excel, and QS software.
• Excellent negotiation and analytical skills with keen attention to detail.
• Ability to work effectively in a fast-paced, site-based role.
• Full eligibility to work in Ireland.
