Project Director / Senior Contracts Manager – Residential Project – Middleton, Cork

Optimize Recruitment is seeking an experienced Project Director or Senior Contracts Manager to lead a major residential development in Middleton, Cork. This €100M+ project is set to kick off towards the end of March and will run until 2029. The development will deliver 150+ houses and approximately 300 apartments, offering an excellent long-term career opportunity. The successful candidate will oversee a management team of 20+ staff, including Site Managers, Project Managers, Quantity Surveyors, and Engineers.

On-Site Start: End of March (Hiring Now) 
Salary: €100,000 - €120,000+ (negotiable based on experience).
Package: Phone, laptop, vehicle, fuel card, and additional benefits open for discussion.

Key Responsibilities:

• Lead the project from inception to completion, ensuring delivery on time, within budget, and to the highest quality standards.
• Oversee and coordinate the management team across all phases of construction.
• Develop and implement strategic project plans, ensuring alignment with company objectives and client expectations.
• Liaise with clients, stakeholders, and subcontractors to ensure smooth project execution.
• Monitor project performance, identify risks, and implement effective mitigation strategies.
• Ensure full compliance with health, safety, and environmental regulations.
• Provide leadership and mentorship to the project team, fostering a collaborative and high-performance work culture.
• Involvement in selecting a new premises for the Cork area to base operations from, supporting the long-term goals of the contractor in the region.

Experience & Requirements:

• 12+ years' experience in a leadership role within the construction industry, ideally with a main contractor. Irish/UK experience advantageous.
• Proven track record in delivering large-scale residential or commercial projects.
• Strong commercial acumen with excellent problem-solving and decision-making abilities.
• Ability to manage multiple project components while maintaining a focus on quality and efficiency.
• Excellent communication and stakeholder management skills.
• Relevant qualification in Construction Management, Engineering, or a related field.
