Associate Director – PQS – Consultancy
Location: Dún Laoghaire, South Dublin
Salary: c. €120k or higher, with flexibility for the right experience

Project Portfolio

• Overseeing €100M+ in mixed-use developments across two projects:
• Pre-construction phase: Mixed-use development with a focus on innovative design and sustainability.
• Construction phase: Mixed-use development delivering commercial and residential excellence.
• Extensive pipeline of work in Ireland, Europe, UAE, and USA.

Key Responsibilities

• Lead and manage complex projects ranging from €50M to €300M, with an immediate focus on €100M mixed-use developments.
• Oversee the preparation of development budgets and feasibility appraisals for major projects.
• Direct value engineering strategies to optimise project outcomes.
• Manage the preparation of tender documentation and analyse tender returns.
• Administer contract documents and Building & Civil Engineering Conditions of Contract.
• Produce detailed financial reports to monitor progress and budget adherence.
• Ensure compliance with quality, environmental, and health & safety management systems.
• Prepare payment recommendations and agree on compensation costs.
• Conduct programme analysis to ensure timely project delivery.
• Mentor and manage a team of three professionals, fostering top-tier delivery and professional development.

Ideal Candidate Profile

• Chartered Quantity Surveyor with a relevant third-level degree.
• 10+ years of post-qualification experience as a PQS, with a focus on building construction projects; civil experience advantageous.
• Proven leadership experience, particularly at Associate or Director level, with a strong consultancy background.
• Exceptional ability to manage large-scale projects, budgets, and stakeholder expectations.
• Excellent communication and leadership skills, with a client-focused approach.

Work Structure

• Four days in the office, one day remote, providing flexibility while maintaining a strong team presence.
