Senior Quantity Surveyor – Residential Housing
Location: Livingston, West Lothian
Salary: Competitive + Car/Car Allowance + Bonus + Excellent Benefits

A leading residential housebuilder is seeking a Senior Quantity Surveyor to join its expanding commercial team based in Livingston. This is an excellent opportunity to take on a senior role with real influence over key housing developments across East Central Scotland.

The Role:

As a Senior Quantity Surveyor, you’ll take full commercial responsibility for a number of live and upcoming housing sites. You will oversee cost planning, procurement, subcontractor management, and financial reporting, ensuring projects are delivered on budget and to the highest standards. A key part of the role will also involve mentoring and developing junior surveyors, contributing to the growth and capability of the wider team.

Key Responsibilities:

• Lead the commercial delivery of residential developments from pre-construction through to final account

• Prepare detailed cost plans, budgets, and monthly cost value reconciliations (CVRs)

• Manage the procurement and administration of subcontractor packages

• Monitor progress, manage risks, and drive value engineering opportunities

• Produce accurate financial reports and forecasts

• Liaise closely with internal teams including land, construction, and technical

• Provide structured support, guidance, and training to Assistant and Trainee Quantity Surveyors

About You:

• Strong experience as a Quantity Surveyor in the residential housebuilding sector

• Proven track record of managing the full commercial cycle on multiple projects

• Excellent commercial awareness, analytical skills, and attention to detail

• Demonstrable experience in training, mentoring, or supporting junior surveyors

• Strong leadership and communication skills

• Degree qualified in Quantity Surveying or a related field

• Full UK driving licence
